Sde Dov Quarter, Tel Aviv

The Sde Dov outline plan TA/4440 regulates the redevelopment of the Sde Dov airfield site in north-west Tel Aviv-Yafo, along the coastline between Ramat Aviv and the Old North.

The transport component is one of the central planning anchors, and is intended to create a new neighbourhood that is well connected to the metropolitan area and does not rely solely on private cars. The Green Line of the light rail is planned to run the full length of the quarter, connecting it to the heart of Tel Aviv, to Herzliya and to other main corridors, and it forms a central transport element that will accompany the neighbourhoods’ development through the implementation stages.

Alongside public transport, the planning places strong emphasis on walking and cycling, with wide boulevards, footpaths and cycling lanes, in order to create a convenient, continuous and safe street network that enables day-to-day mobility without dependence on private cars. The concept is one of spatial openness and connectivity, so that the streets, corridors and passages within the quarter will serve not only its residents but also create urban continuity with the adjacent neighbourhoods.

As of 2026 the quarter is already moving from planning to implementation, including the advancement of building permits and marketing alongside initial infrastructure works and neighbourhood organization. In the public realm, the development of a promenade and a public coastal park along the shore in the north-west of the quarter is also being advanced as part of the movement and accessibility scheme, and the overall development is expected to reshape Tel Aviv’s north-western coastline over the coming decade.
